Getting Started with T.B.L. Construction, Inc.

The following information summarizes our process for building your custom home or purchasing one of our models or specs.

Custom Home Sequence

The following will help you understand the steps necessary to begin building your custom home.

  • Initial Meeting & Information Exchange.Buyer to supply a “pre-approval” letter (with credit approval).
  • Lot Choice & Reservation Agreement.Complete Lot Reservation Agreement. ($5,000 Certified Check Due – Non refundable)Includes house pricing, preliminary approval by the ARC, and contract preparation.
  • Review Plans / Specifications & Selections. (2 weeks or more) Use Buyer Provided Plans; T.B.L. Plans; or Custom Design w/ Architect. Preliminary Architectural Review Committee – Approval.(Additional Cost’s for T.B.L. involvement in custom design may apply.)
  • House Pricing. (2 to 4 weeks)
  • Pre Contract Meeting. Review pricing and comments. Complete contract information sheet.
  • Contract Prepared / Contract Review Meeting / Buyer Review. (2 to 3 weeks)
  • Contract Signing Meeting. 15% of Earnest Money Due – Subject to Mortgage Commitment.
  • Buyer to Supply Firm Mortgage Commitment. (3 weeks)
  • Buyer to Confirm Final Colors & Selections Relative to ARC Review & Approval.
  • T.B.L. to Prepare and Submit Permit Application. (1 week)
  • Obtain Permit from Village. (4 to 6 weeks)
  • Engineering Layouts. (1 week)
  • Construction of the Home. (5 to 6 months) An additional 5% due when Roof is “Plywood Sheated” and any extra’s up to date. Extra’s Due Upon Request.
  • Confirmation of Buyer Choices per Selection Schedule.
  • Notification of Closing Process & Closing.
  • Enjoy Your New T.B.L. Home.

Spec Under Construction Sequence

The following will help you understand the steps to purchase a spec home already under construction & customize it to your specifications.

  • Initial Meeting & Information Exchange. Buyer to supply a “pre-approval” letter (with credit approval). Buyer to review remaining items available to customize.
  • House Reservation Contract & Contract Preparation Information. $1,000 Due – Non refundable
  • Contract Prepared / Contract Review Meeting / Buyer Review. (2 to 3 weeks)
  • Contract Signing Meeting. 15% Due – Subject to Mortgage Commitment.
  • Buyer to Supply Firm Mortgage Commitment. (3 weeks)
  • Buyer to Provide Final Selections. Selections available depend on construction status.
  • T.B.L. to Customize Spec to Buyer Choices. (Timeline depends on construction status) Any color / material changes already approved by ARC must be submitted and approved by the ARC.
  • Confirmation of Buyer Choices per Selection Schedule.
  • Notification of Closing Process & Closing.
  • Enjoy Your New T.B.L. Home.

(Due to schedule constraints, T.B.L. may start to customize a spec home prior to a Firm Mortgage Commitment. Please discuss this option with the Builder.)
